The Brief
When long-term client Alexia Hollands approached me about promoting a stunning new historical warehouse development in Kent, I knew it needed to make a big impact.
As a Tunbridge Wells-based letting agent with a reputation for excellence, Alexia had taken on the role of letting and managing agent for Scott Watkins of Calibre Developments. Scott’s company had sensitively converted the neglected Victorian Warehouse into nine high-end, modern living spaces with allocated parking in a fantastic commuter-friendly location.
Having previously worked with Alexia on magazine features and web copy, I understood the importance of showcasing the development’s unique appeal to the right audience. I suggested an advertorial in a carefully chosen local magazine that would catch the eye of prospective renters and inspire them to book a viewing.
The Process
Having spoken to Alexia to understand what she and Scott, the developer, wanted to achieve, I reached out to the magazine’s sales manager to confirm publishing deadlines and get a quote. I passed this information on to Alexia, along with my own quotation, and after discussing it with Scott, she gave me the go-ahead to start creating the advertorial.
Next, I arranged to meet with Scott to get a feel for the project firsthand. As the owner of the development company, Scott had overseen the meticulous restoration and had a clear vision for how the apartments should be presented. Seeing the apartments in person allowed me to fully appreciate the blend of historical elegance and contemporary luxury, and it gave me invaluable insights into how best to communicate that to potential renters.
With the details gathered and inspiration flowing, I wrote the first draft—focusing on balancing the building’s rich heritage with the lifestyle appeal of high-end living. I made sure every word reflected the luxury and uniqueness of the apartments while staying approachable and engaging. After sending the draft to both Alexia and Scott, I made some tweaks based on their feedback and secured final approval.
Throughout the project, I coordinated with Fish Media’s sales manager to ensure all deadlines were met, the text was submitted correctly, and the final proof was signed off without a hitch. Alexia and Scott decided on a striking double-page spread near the front of the magazine to create that initial “wow” factor, followed by a single-page advertorial within the Homes and Gardens section. This combination meant maximum visibility to the right audience—exactly what was needed to launch the development with a bang.

The Outcome
The advertorial hit the mark. It was published in the chosen issue and, as well as being available free of charge at numerous points throughout Kent, 20,000 copies were hand-delivered to houses worth over £1 million—perfectly targeting potential renters for the apartments. Impressively, every single apartment was let in record time. In fact, the advertorial was the only printed marketing material used during the launch—a true testament to the power of well-crafted content.
